Questions

Home Inspection FAQ.

What does a home inspection include?

Iron & Tide Home Inspections follows the InterNACHI Standards of Practice. A standard home inspection includes a visual evaluation of the home’s readily accessible structural components, roof, exterior, plumbing, electrical, heating and cooling systems, interior, insulation, ventilation, and fireplace. The inspection identifies observable material defects and safety concerns but is not a technically exhaustive evaluation. Specialized inspections, including pest, mold, sewer, well, and septic inspections, are not included in a standard home inspection.

What won't a general inspection cover?

A standard home inspection is a visual, non-invasive evaluation and does not include testing for mold, asbestos, lead, radon, or pests; sewer line camera inspections; well or septic system evaluations; or inspections of concealed or inaccessible areas. It is not a code-compliance inspection and does not predict the remaining life of systems or components. Specialized inspections or additional evaluations may be recommended when conditions warrant further investigation.

Which areas do you serve?

Santa Maria, Orcutt, Lompoc, Buellton, Solvang, Santa Ynez, Los Olivos, Goleta and Santa Barbara. Exact coverage can be confirmed when you book.

Do you inspect homes before they are listed?

Yes. A pre-listing inspection shows you what a buyer may find, so you can address issues before going to market.

How do I book an inspection?

Use the Book an Inspection button to choose your window and enter the property details online, or call 805-252-9790.
